The Details:

  • Silver filed for Chapter 11 bankruptcy in December 2024 in hopes of restructuring.

  • It attempted to sell assets to another airline holding company, which opted not to continue Silver’s operations.

  • After ceasing operations, the company posted on social media: “Please do not go to the airport.”

$100M Deal Signals Big Bet on Orlando’s Warehouse & Distribution Market

The big picture: A massive complex of warehouse and distribution buildings in Orlando just sold for nearly $100 million — one of the biggest sales of its kind in the area in recent years.

Driving the news: Real estate investors BKM Capital Partners and Kayne Anderson Real Estate bought five large buildings totaling nearly 490,000 square feet on June 5 from a company tied to Link Logistics.

  • The 25-acre portfolio is located in Orlando’s Street/McLeod area, just west of downtown, and has been renamed “Gridline Orlando.”

  • The buildings were constructed in the 1980s and sit on key streets like SW 34th St., LB McLeod Rd., and St. Valentine Way.

Why it matters: These types of properties — often used for storage, delivery, logistics, or light manufacturing — are in high demand right now. Orlando hasn’t seen much new warehouse construction since 2022, and vacancy rates for medium-sized spaces are just 3.2%.

  • The new owners plan to spend $7.4 million on upgrades, including paint, landscaping, and interior improvements.

  • They’ll also divide larger spaces into smaller suites better suited for growing businesses that need 10,000–15,000 sq. ft.

Zoom out: This marks BKM’s latest move beyond its West Coast roots. “Orlando exemplifies the type of high-growth, supply-constrained market we’re seeking,” said CEO Brian Malliet.

The bottom line: National investors see big potential in Orlando’s warehouse and distribution space — and this deal shows they’re willing to pay top dollar to get in.
